Probate house clearance
Probate house clearance for executors and families
A house clearance after someone dies is paid for by whoever books it, usually the probate executor or a relative, and RLE Waste Clearance charges from £60 plus VAT a load across south-east London. Two people clear the house, loft and garage around anything the family keeps, with transport and disposal included. Send photos on WhatsApp for a price.

How does a probate house clearance work?
A probate house clearance with RLE Waste Clearance starts with the family setting aside what they're keeping, then sending photos of each room, the loft, the garage and the garden on WhatsApp to 07534 244774. The price is confirmed from those photos before work starts, the crew clears everything else, and you get a receipt for the estate's records.
Each load is priced by the space it takes in the truck, from £60 plus VAT for about 10 bin bags to £360 plus VAT for a full truck of 15 cubic yards. You're under no obligation once you have the price. Payment is on completion by card, cash, bank transfer or company cheque, and how the cost is then handled in the estate is for the executor or the estate's solicitor.

What should we set aside before a probate clearance?
Set aside documents, photographs, valuables and anything named in the will before the clearance, because everything left in the rooms being cleared goes on the truck. Small things are easy to miss in drawers, pockets and boxes.
Look for these before the day:
- The will, deeds, bank and pension letters, passports and anything else the executor may need
- Photographs, letters and diaries
- Jewellery, watches and keepsakes, including in coat pockets and handbags
- Anything named in the will or promised to a relative
- Cash and papers tucked into drawers, books or the loft
Once you're done, put what stays in one room and shut the door, or label items clearly. Tell us which rooms or cupboards to leave alone, and the crew will work around them. If you think anything has value, have it looked at before the clearance date.
Do we need to be at the house on the day?
You don't need to be at the house for a probate clearance if access and instructions are clear. Executors and family members often live some distance away, or simply don't want to watch the house being emptied. A key safe, a neighbour who holds a key or a relative who can open up all work.
Photos of what stays help as much as instructions. Send them with your booking, and pay by bank transfer on completion if you're not at the house.

What does a probate house clearance include, and how big is it?
A probate clearance usually covers the whole house: furniture, beds (hospital and care beds included), kitchen contents, clothes, bedding, the loft and the garage. White goods go in the load, and a shed can be dismantled and taken away with the rest. A few items are charged on top, such as fridges at £60 plus VAT, mattresses at £10 plus VAT and TVs at £10 plus VAT.
Around Orpington, most homes are 1920s and 1930s semis and detached houses, many with a loft and a garage that have filled up over the years. Those spaces often decide whether the job is one truckload or two. House clearance has more worked examples, and the cost of a house clearance explains what moves the price.
| Home | Rough load size | Price |
|---|---|---|
| A spare bedroom | About a quarter truck | £130 plus VAT |
| The furniture from a one-bed flat | About half a truck | £180 plus VAT |
| A two-bed flat | About three quarters of a truck | £260 plus VAT |
| A three-bed house | A full truck or more | £360 plus VAT |
Can we clear the house in stages?
A probate clearance can be done in stages. Some families prefer to clear the garage or the loft first and leave the main rooms until everyone has had a chance to go through them. Each visit is priced on the load it takes. Two part loads can cost more than one larger load, so ask for both prices when you send photos and decide from there.

A probate clearance of a three-bed house usually starts at around a full truck, £360 plus VAT for 15 cubic yards, and a packed loft or garage can add a second load. RLE Waste Clearance confirms the price from photos of each room before the crew starts. Fridges, mattresses and TVs are charged on top, from £10 plus VAT each.
Clearing a house before probate is granted is a decision for the executors, and RLE Waste Clearance doesn't ask executors for a grant of probate or other proof of authority before clearing. GOV.UK (external site) describes probate as the legal right to deal with someone's property, money and possessions, so check with the estate's solicitor if you're unsure. A price from photos lets you book as soon as you're ready.
The time you have to empty a council house after a death is set by the council or housing association, so ask them for the date the keys must go back. We price the clearance from photos and agree a day before that date, working 7am to 7pm, seven days a week. Nobody from the family needs to be there if a key can be left for the crew.
RLE Waste Clearance doesn't buy or value the contents of a house, so nothing is knocked off a probate clearance for furniture, ornaments or anything else that might be worth something: the price is the load. Have anything you think has value looked at before the clearance date, and set it aside with what the family is keeping. Everything else goes to a waste transfer station, where it's sorted.
A probate house clearance can go ahead with none of the family there, as long as access and instructions are clear. A key safe, a neighbour or a relative can let the crew in. Set aside what you're keeping, tell us which rooms to leave alone, and we'll clear the rest. You can pay by bank transfer on completion.
Things you've set aside in a probate clearance stay where you've left them. Put them in one room with the door shut, or label them, and tell us when you book. The crew only clears the rooms and items you've asked for, so nothing you're keeping goes on the truck.
Chemicals and other hazardous waste can't go in a probate house clearance, but asbestos that has already been removed can if you tell us about it first. Old tins of paint are fine at £10 plus VAT per 5 litres, and Calor gas bottles at £10 plus VAT each. Bromley residents can book the council's hazardous waste service (external site) for chemicals.
Executors can check who's doing the house clearance by looking up the firm's waste carrier number on the GOV.UK register (external site). RLE Waste Clearance is a registered upper tier waste carrier, CBDU175566, and every clearance comes with a waste transfer note and a receipt for the estate's records.
