What's included in a Sevenoaks house clearance?
A Sevenoaks house clearance from RLE Waste Clearance includes the two-person crew carrying everything out of the house, loft, garage and outbuildings, the loading time for your load size, the drive from Chislehurst and disposal. There are 13 load sizes up to a full truck of 15 cubic yards, and any second load is priced on the same scale.
Fridges, mattresses and a few other items cost extra, as listed under extra items. Send photos of each room to 07534 244774 and we'll confirm a price, with no obligation. What's involved in clearing a large Sevenoaks house?
Clearing a large Sevenoaks house usually means a full truck or more, because a detached house with a loft, a garage and outbuildings often holds more than one truck can carry. Across Sevenoaks district, 33.1% of homes are detached, against 25.4% across Kent, and 38.3% are owned outright, going by the 2021 Census (external site) (Kent Census bulletin (external site)).
A full truck holds 15 cubic yards for £360 plus VAT, with around 60 minutes of loading built in. A bigger house might need a second load at the size it fills, so a full truck and then a half truck would be £360 plus VAT and £180 plus VAT. Kent's council sites turn away hire vans, so a whole house's contents is hard to shift yourself.
| Home | Rough load size | Price |
|---|---|---|
| A spare bedroom | About a quarter truck | £130 plus VAT |
| The furniture from a one-bed flat | About half a truck | £180 plus VAT |
| A two-bed flat | About three quarters of a truck | £260 plus VAT |
| A three-bed house | A full truck or more | £360 plus VAT |
If a long carry from the back of the garden or the top floor runs past the included time, extra labour is £30 plus VAT per 30 minutes, agreed before we carry on.
How does a Sevenoaks clearance work when the family lives elsewhere?
A Sevenoaks clearance can be arranged without anyone travelling to the house. Send photos or a short video of each room, and we'll price the job from those. On the day, a neighbour, the estate agent or a key safe can let the crew in.
Mark or list anything that stays, such as furniture going to family, and we clear the rest. Payment is on completion by card, bank transfer, cash or company cheque, and you get a waste transfer note and a receipt for the estate's paperwork. When the clearance follows a death, executors can read the official steps for applying for probate (external site) on gov.uk, and house clearance covers the job in general.
Want a price for yours? Send a photo on WhatsApp and we'll tell you the load size and the price.
What's changing with Sevenoaks bins in October 2026?
From 12 October 2026, Sevenoaks District Council switches to wheelie bins collected on alternate weeks: a 180-litre black bin for rubbish and a 240-litre green-lid bin for recycling. The green reusable recycling bags will no longer be emptied, and garden sack collections are suspended from 12 to 16 October (wheelie bin collections (external site)).
A 180-litre bin every other week leaves little room for a clear-out. A loft or garage of bags and boxes can go in one visit instead. As a guide, an eighth of a truck, 2 cubic yards, is £90 plus VAT, and a third of a truck is £150 plus VAT. See loft clearance and garage clearance.
Can you clear the garden and outbuildings too?
The garden and outbuildings of a Sevenoaks house can be cleared in the same visit as the house. The council's garden waste service costs £65 a year for a 240-litre bin, or £48 for 140 litres, collected fortnightly for 48 weeks of the year (garden waste collection (external site)). That won't keep up with a hedge cut right back or a border that's been left for a few seasons.
We take garden waste and old sheds, which the crew dismantles before loading, along with whatever was stored inside. Tell us about any summerhouse or outbuilding when you send photos. See garden clearance.

A large detached house in Sevenoaks usually fills a full truck or more, and each full truck comes with 60 minutes of loading by two people built into its price. A second load adds its own loading time at the size it fills. If a long carry from the back of the garden or the top floor runs over, extra labour is £30 plus VAT per 30 minutes, agreed first.
A Sevenoaks house can be cleared while the family lives elsewhere. Photos or a short video of each room set the price, and a neighbour, the estate agent or a key safe lets the crew in on the day. Mark or list anything that stays. Payment is on completion by card or bank transfer, and RLE Waste Clearance gives you a waste transfer note and a receipt for the estate's paperwork.
A free house clearance isn't something Sevenoaks District Council offers: its large item collection charges for every booking, takes ten items at most and needs them outside on bin day. A clearance from RLE Waste Clearance is priced by the load, so selling or giving away what you can before the crew arrives makes the load, and the price, smaller.
Sevenoaks District Council charges £26 to collect a single sofa, or £31 for a corner sofa. Collection is on your usual bin day, and the sofa has to be outside your boundary by 7am (large items (external site)). If it's one piece among many, our load price covers the lot, and the crew carries it out of the house.
Sevenoaks District Council lists fridges and freezers as currently unavailable on its large item service, so a fridge can't go that way at the moment. We take them: a fridge, fridge freezer or upright freezer is £60 plus VAT on top of the load, and a chest freezer or American fridge freezer is £90 plus VAT. Washing machines and standard cookers go in the load, and a range cooker is £50 plus VAT. Fridge disposal has more.
A Sevenoaks house clearance takes almost everything: furniture, white goods, bags, loft and garage contents, garden waste and dismantled sheds. We don't take asbestos down, but we can collect it once it has been removed, so if a garage or shed roof might be asbestos, tell us before the day. Chemicals and other hazardous waste stay behind, and we never take clinical waste, sharps or medicines. Calor gas bottles are £10 plus VAT each, and paint is £10 plus VAT per 5 litres.
Sevenoaks is about 13 miles from Chislehurst, and RLE Waste Clearance covers TN13, TN14 and TN15 at the same prices as everywhere else we work. Nothing is added for travel or the distance, and no parking fees or fines are passed on to you. A half truck costs £180 plus VAT in Sevenoaks, the same as in Bromley or Orpington.
Everything taken from a Sevenoaks house goes to a waste transfer station, where it's sorted. We don't buy or value contents, so nothing is knocked off for good furniture or antiques: the price is the load. Mark anything you want to keep or sell, and the crew leaves it. Every job comes with a waste transfer note and a receipt, and our upper tier waste carrier number is CBDU175566.
