Hoarder clearance
Hoarder house clearance, without judgement
Clearing a hoarder's house costs from £60 plus VAT up to £360 plus VAT a truckload with RLE Waste Clearance in south-east London, and a packed house can need more than one load. Two people clear it room by room without judgement, with transport and disposal included. Send photos on WhatsApp, even from the doorway, for a price.

- CHAS Standard
- Loads from £60 + VAT
What's included in the price of a hoarder clearance?
The price of a hoarder clearance with RLE Waste Clearance includes two people doing all the lifting and carrying, loading time of up to 60 minutes for a full truck, the transport and the disposal. Nobody needs to tidy up or clear a path first, and the price is confirmed from photos before work starts.
Packed rooms take longer to load than open ones, so extra labour at £30 plus VAT per 30 minutes may apply, and we'll say so when we price it. Send a few photos and the postcode on WhatsApp to 07534 244774. A photo of each room helps, but a picture from the doorway is enough to start. There's no obligation to go ahead, and you pay on completion, with a waste transfer note and a receipt.

Does the house need tidying before a hoarder clearance?
The house doesn't need tidying before a hoarder clearance. People sometimes put off calling because they feel the house should be sorted before anyone sees it, but loading is part of the price, so the crew does the lifting and the carrying, from the first room to the last.
We don't need a clear path or empty boxes ready. If the front door only half opens, mention it in your message and we'll plan around it.
How do we agree what stays?
Agree what stays with the person who lives there before the day, if they're staying in the home. Go through the house together and decide what must stay: documents, photographs, medication they still take, keepsakes and anything they've asked to keep.
Mark those things, or move them to one room, and tell us which rooms to leave alone. The person can be in the house while the crew works and point out anything else they want to hold on to.
- Start with one room or the garage if the whole house feels like too much
- Keep a box for paperwork that turns up, such as bank letters, bills and ID
- Agree beforehand what happens to anything nobody is sure about

Can I book a hoarder clearance for someone else?
You can book a hoarder clearance on behalf of a parent, a relative, a tenant or someone you support. The person who books gets the price first and pays on completion, by card, cash, bank transfer or company cheque, with a receipt.
You don't need to be there if access and instructions are clear, though for a first visit it often helps to have someone the occupier knows in the house.
What has to be dealt with separately?
Chemicals and other hazardous waste have to be dealt with separately, because we can't take them. Asbestos that has already been removed can go if you tell us about it first. If you know there are needles, old medicines or containers of chemicals in the house, tell us when you send photos, because those can't go on the truck and need sorting out before the crew starts.
Everything else in the house can go: furniture, bags, boxes, papers, clothes and white goods, with fridges, mattresses and TVs charged as extras on the price list. For a home being emptied for a move rather than a hoarder clearance, see house clearance, and after a death, probate house clearance.

Questions
Hoarder clearance questions
Anything else? Ask us on WhatsApp or give us a call.
A hoarder clean-up is paid for by whoever books it: the person who lives there, a relative, a landlord or someone supporting them. RLE Waste Clearance gives that person the price from photos before work starts, and payment is on completion by card, cash, bank transfer or company cheque, with a receipt. A support worker or landlord arranging it for someone else books and pays the same way.
The person who lives there can stay during a hoarder clearance and tell the crew what to keep as each room is cleared. Agreeing the main things beforehand makes the day easier for everyone, and anything set aside in one room is left alone. Nothing they've asked to keep goes on the truck.
A clear path isn't needed before a hoarder clearance. Loading is included in the price, so the crew does the lifting and carrying from the first room to the last. If a door won't fully open or a staircase is blocked, mention it with your photos so the crew knows what to expect on the day.
The number of visits a hoarder clearance takes depends on how full the house is and how quickly the person living there wants to go. A house can be cleared in one visit or room by room over several. Each visit is priced on the load it takes, and the price is confirmed before work starts.
A full clean of the house is available after a hoarder clearance with RLE Waste Clearance, once every room has been emptied. Ask for a price for the clean when you send photos of the rooms, and you'll get one for the clearance and one for the clean, so the whole cost is known before work starts. Nothing needs cleaning or tidying before the crew arrives.
A price for a hoarder clearance can be given without anyone visiting. Photos and a postcode price most jobs, even if the photos are only taken from doorways. Send them on WhatsApp to 07534 244774, call 020 8611 2586 or use the quote form. There's no obligation to go ahead once you have the price.
Chemicals and clinical waste such as needles and old medicines can't go in a hoarder clearance. Tell us about them when you send photos so they can be dealt with before the crew starts, and mention any asbestos too, which we can collect once it has been removed if we know about it first. Old tins of paint are fine at £10 plus VAT per 5 litres, and Calor gas bottles at £10 plus VAT each.
A hoarder clearance firm can be checked by asking for its waste carrier number and looking it up on the GOV.UK register (external site). Householders can be fined for not checking who takes their waste. RLE Waste Clearance is a registered upper tier waste carrier, CBDU175566, listed on the Environment Agency public register (external site).
